General Contractor

Unread post by 311neers » Mon Nov 20, 2023 11:26 am

Hello Mountaineers! Heck of a win this week.

Such a big win that I am looking at lots in Boone/Banner Elk area to build on.
Does anyone have any top notch recommendations for builders or GC's that I can reach out to or just have conversations with?

Thank you for your help! Just trying to find someone to talk to and thought this would be a good start along with my realtor.

We have had conversations with 4 Forty Four in Blowing Rock. We are just in the home sketch phase. As such we have not gotten into total price. What i like so far. We seem to control the process. And been great to work with. Another reason I like them... during discussions, they started that we would get all drawings/blueprints..and could move to another builder if we decided to. We have no plans to do so at this time..but like they offered that up during initial discussions.

Friends of ours used Eddie Reed... maybe Woodland Construction I believe is name. We visited their home about a month ago. He did a great job and they were happy with him.

Excellent. This is a great start. I've found it difficult to even get thru to some. I know everyone is slammed up there and labor is very difficult to find. Costs are thru the roof!

I'll try these two contacts out! I really appreciate it.

I will let Amanda at 4 Forty Four know you will be calling. What is your name?

He seems to have basically stopped posting around the time of moving up and discussion of the kinds and names of bowl games we would be in.

I've been waiting for him to reappear over the past year since we've been down lately. "Told ya we should have stayed FCS"

Even with the real estate market slowing down, many home builders up here still have a 18-24 month backlog of work.

Also, buying building lots/land here can be tricky. Much different experience from Charlotte, Raleigh, etc. We have several friends that are Realtors and they say it’s very much a “Caveat Emptor” type of scenario.

Im also a real estate agent down in the Charlotte/Iredell/Rowan/Cabarrus area and our GC guys are so backed logged it isn't even funny. If you find one, hold him close because he is, right now, worth his weight in gold.

We bought a vacation cabin in Blowing Rock 6 years ago that became our full time residence 3 years ago. When we decided to move here full time, we decided to make some significant additions/improvements to our place, and we used Alair Homes of Boone. They were highly recommended to us by a neighbor did a fantastic job.
That said, I will caution you that taking on any build project in the high country takes significant patience. Our project as planned was to take 4 month, but took over 12 months to complete. (This was after 4 months of waiting to get started.)
Delays included 2 separate 6 week delays just for Watagua County to send out inspectors (for 15 minutes each time). Also, many of the best subcontractors in the area are 12-16 weeks out, so you can expect many unplanned delays due to subs not being available. And this is with one of the highest recommended builders in Boone.
You will learn the term “Mountain Time” very well.
Good luck with your build though…wouldn’t change a thing about the decision to be here!

Nick Lyons and Robbie Sharrett of Lyons Construction & Realty in Blowing Rock are long time fans (if memory serves he said he graduated App in 68) and were my seat neighbors in 111 until last year and would be my first call.

These are great examples of what you're dealing with when trying to do pretty much any construction project up here.
Heck, it can be a struggle to get a plumber, handyman, etc. to show up for a smaller job. These contractors can't find help: the labor pool here is tiny and it's VERY difficult to find affordable housing up here.

I am a local realtor in the area, Living in Boone - 2000 grad, been in real since 1999 - happy to help if discussion needed with selling, buying or contractors. Send me pm's with questions. Some answers can be lengthy. All build projects up here take longer than you expect and hope, plus will cost more than you envision.
