If the university purchased the property how would that affect the tax base of Boone?

The real estate market up here was slowing before Helene and now it’s even slower. Lots of new construction in prime locations has been sitting on the market for >12 months.

Re: the golf course, they may have found an out-of-town developer to buy that parcel in 2021 at a $17M valuation. But it’s unlikely now. Even if you filled it with student housing, I’m not sure the revenue could cash flow the debt on the project.

I might be wrong, but I believe the golf course will remain open for a while.

It's interesting it seems to me... And a big caveat as I have not reviewed a large sample size .. but many of the existing homes for sale seem to lower per sq foot than a new build.
We have a lot. However, I continue to look if we find something so we do not have to build.

The property would be exempt from city and county property taxes. I do not know the tax value of the property or the rates the two entities levy.I do believe the rates to be low which indicates that neither one has financial issues that would be affected by the loss. The golf course does generate sales tax revenue for each , as well as the State, therefore if it no longer operates that revenue would no longer exist. If the University or some other entity continues the operation, sales tax would continue to be collected.

Here you go, Bamboo. Just came on the market today. The sellers are asking $3.25 million. They bought it new two years ago for $2.25 million. Overlooks downtown Boone from Rich Mountain.

Jack Nicklaus said a couple of years ago that 12 hole courses are coming. They are cheaper to play and many people don’t want to spend 4 hours playing. I laughed at that statement. Then one of our local courses was sold and is opening back up as a 12 hole course! ‘Ol Jack might know something.
Quite a few courses have sold out in the upstate in the past few years. The nicest one was sold to David Duval with the Manning brothers investing and now “my kind” can’t afford to play there. 🫤

A reminder that ten or so years ago we were offered the Linville Falls course, free and clear. The only stipulation being that it be operated as a golf course. Beautiful layout , Trevino design. We passed. I still think that was a mistake.

If you are referring to what was Blue Ride CC north of Marion, south of Linville Falls on 221, we probably made the correct decision. I loved that course and played there frequently prior to 2005. I am not a geologist, but IMO that place is a gorge that had enough topsoil on its boulders to last as long as did. And, that was not long.

And a decent drive from Boone. Difficult to make that a home course for the team
